Outdoor Areas and Swimming Pool
The villa is surrounded by a spacious, beautifully well kept garden of approximately 1,000 square meters. At the side of the house, a L-shaped, in-ground pool (measuring 12m x 2m x 4m with a depth of 1 meter) is accessible through eight steps. The pool can be heated upon request, making it usable even during cooler months, thanks to its sliding cover. Around the pool there is a solarium area furnished with sun loungers, two parasols, a small table with chairs, and an outdoor shower. The garden features a gazebo equipped with an outdoor seating area and a round outdoor hot tub, suitable for four people. Two large covered patios—one at the main entrance and one at the side of the villa—are furnished with tables and chairs and can accommodate the entire group; the second patio, accessible directly from the kitchen and the bedrooms, features a built-in barbecue and two sun loungers. On the front of the house, there is a small terrace with a table and chairs—perfect for sunset aperitifs—as well as a water purifier, providing fresh and potable water. The property is sorrounded by approximately 4,000 square meters of land, planted with olive and fruit trees. All outdoor areas are well-maintained. A manual gate provides access to the property, which features private covered parking for two cars with the option to charge electric vehicles.

Interiors
The villa (approx. 200 sqm) has been renovated to preserve its traditional rustic Tuscan charm while incorporating modern finishes. It develops on a single level and it features ceiling fans in the bedrooms and in the living/kitchen area. The entrance leads into an open space made of a living room and a dining room for the entire group—furnished with sofas, a TV, and a decorative fireplace. Two sliding doors provide access to three double rooms (beds can be split), each with a TV and en-suite bathroom with a shower; all have direct access to the portico—set up for al fresco dining—and are close to the pool. On the left of the dining area lies a lovely, well-equipped eat-in kitchen and an open-space living area featuring a dining table, chairs, a sofa, a TV, and a decorative fireplace; both spaces open onto the outdoor portico and a small terrace. A washing machine and dryer are located in a separate room below the main villa level; this area also features a fitness room with large panoramic windows, a sauna and a shower (use of these facilities must be booked in advance).

Services
The price includes the supply of bed, bath, and kitchen linens, as well as pool towels (with weekly change), final cleaning, utilities (water, gas, electricity), Wi-Fi internet access, a high chair and a baby cot. Available upon request (to be paid on the spot): pool heating, housekeeping service and the option to hire a private chef or organize cooking classes.

Important Information
The swimming pool is open all year-round; heating is available upon request until the end of May and from mid-September for a fee of €100 for the initial start-up and €50 per day to maintain the temperature. Only one small pet is allowed, for a fee of €50 per pet per booking. On the right of the dining room, there is a locked room that is not accessible. The owner's house is located below the villa level, near the fitness room, and has a separate entrance.

The villa is located in the hamlet of Vertelli, in the municipality of Castel San Niccolò, in the province of Arezzo, a stone village nestled on the slopes of the Pratomagno mountains, surrounded by the lush greenery of the Casentino forests. Tourism in the Casentino area is largely driven by its rich natural landscapes, historic towns, castle ruins, and vast beech and chestnut forests. The valley is renowned for its distinctive local character, ranging from traditional craftsmanship—such as ironwork, ceramics, and weaving—to culinary specialties that are authentic delights from local agriculture and livestock farming.
The villa is strategically located for hiking and trekking in the Casentino Forests National Park, as well as for visiting small villages and monasteries like La Verna and Camaldoli. Not to be missed is the Canto alla Rana Park, a famous riverside park in Stia; it is a beloved destination for swimming in cool, clear pools, hiking in the nature, or simply relaxing.
