Outdoors and Pool
The villa is surrounded by a large garden of approximately 6,000 square meters. At the front of the villa is the rectangular in-ground pool, measuring 14x6 meters and 1.50 meters deep. It features Roman steps and salt chlorination. The surrounding solarium area is equipped with three large umbrellas, sun loungers, two outdoor seating areas, a large shade tree, and a large panoramic terrace. Here, immersed in nature and in complete privacy, guests can enjoy a splendid view of the surrounding hills. By the villa's main entrance, there's a table and chairs for the entire group, a brick barbecue, and, on the first floor, an external staircase leads to a furnished loggia with a table and chairs for enjoying a delicious sunset aperitif. All outdoor areas are well-maintained and well-kept. A charming tree-lined avenue leads to the property, where private parking is available.

Interior
The villa (approximately 300 square meters) has been renovated, preserving its rustic charm while also adding modern and functional finishes to offer guests maximum comfort. It extends over three floors and features a convenient internal elevator and air conditioning throughout. The ground floor opens onto a large dining room that can accommodate the entire group. To the left is an open-plan living room furnished with sofas, satellite TV, and a working fireplace. To the right is a double bedroom with a private bathroom with shower and access to the outside. Connected to the dining room is the kitchen, equipped with an electric oven, a four-burner stove, a microwave, two refrigerators with freezers, a dishwasher, and access to the outside, at the back of the villa. Also on the ground floor, to the right of the main entrance, an internal staircase leads to the basement, which features a large living room with a table and chairs for the entire group, a double sofa bed, a fireplace, a bathroom with shower, and access to the outside.
From here, the internal elevator provides convenient access to both the ground floor and the first floor: the latter features a living room with sofas, a fireplace, and two external accesses via two staircases leading to the front and back of the villa respectively. The first floor is completed by two double bedrooms, each with three panoramic windows and private bathroom with bathtub (one of which also features a whirlpool tub). From the living room, an internal staircase (14 steps) leads to the second floor, featuring a bright attic double bedroom with skylights and a large private bathroom with a whirlpool tub.

Location
Villa Torre dei Fagiani is nestled in the countryside surrounding Lake Trasimeno, on the border between Umbria and Tuscany, framed by a variety of trees that exude peace and tranquility. From here, you can enjoy a beautiful view of the surrounding countryside, an ideal place for relaxing walks. It is particularly suitable for anyone who loves a holiday dedicated to relaxation, nature, and sports.

Services
The price includes the supply of bath, bed, and kitchen linens, pool towels (changed weekly), water consumption, and Gas (but not heating), electricity, air conditioning, Wi-Fi, high chair, and baby cot. Maid service, babysitting, a chef, cooking classes, and wedding planning are available upon request.

Important Information
The pool is open from May 1 to September 30. One pet is allowed for a fee of €50 per reservation. Cooking is not permitted in the fireplaces. Access to the villa is via a 300-meter, slightly uphill, unpaved road. Arrivals are expected between 5:00 PM and 8:00 PM (a €50 surcharge applies for arrivals after 8:00 PM and before midnight). Any arrivals outside of 5:00 PM and 8:00 PM must be arranged in advance.

Castiglione del Lago, listed as one of "The Most Beautiful Villages in Italy" thanks to its remarkable artistic and cultural heritage, is located in northwestern Umbria. The village boasts some must-see gems, including the historic center, the Rocca del Leone, the Palazzo della Corgna, and the Church of San Domenico. The villa is also an ideal starting point for exploring the many historic towns in the surrounding area, such as Cortona, Chiusi, Montepulciano, or the incredible Cretan Lands, which can be reached in less than an hour's drive. Just a few kilometers away is Lake Trasimeno, the largest lake in central Italy, surrounded by breathtaking natural landscapes, ancient villages, and historic homes.
