Property for exclusive use
Villa Serafina is an independent house, for a total area of 250 sq. m., comfortably holding 14 persons with 4 double bedrooms, 2 triple bedrooms and 4 bathrooms. The villa has a large garden, exclusive swimming pool, furnished terrace for outdoor lunches, Wi-Fi and satellite TV. It is perfect for groups of friends or larger families.

Outdoors and Swimming Pool
The garden is in front of the house, fenced, overlooking the plain between Pistoia and Lucca where you will find the private pool, 3.5 by 7.5 metres with a depth of 1.2 metres. From here, a 10-step staircase leads to a large terrace with table and chairs, ideal for outdoor meals and also accessible from the living room. Parking is just behind this area and is shared with the owner.

Interior
The house is on two floors. An outdoor staircase leads from the garden to the first floor, where you will find the entrance. Upon entering there is the spacious, bright living area with dining room, fireplace, satellite TV and access to the large panoramic terrace. Beside this room is the fully-equipped kitchen. Rounding up the ground floor are 3 double bedrooms, a bathroom with shower, a bathroom with bathtub and double sink. A beautiful white marble staircase leads to the second floor, with a living room, 2 triple bedrooms, 1 double bedroom, 1 bathroom with shower, 1 with bathtub and double sink.

Location
Villa Serafina is halfway up a hill overlooking the town of Pescia. The position gives a breathtaking view where you can see from Montecatini Terme to the planes of Lucca. The villa is exposed to the sun until sunset, but is well ventilated and lets you stay outdoors even during the hotter summer hours.

Villa Serafina has Wi-Fi, central heating, baby bed, high chair, fans in each bedroom, parking in the property.

Important Information
Pool available from May 15th to September 30th. The owners live in a ground floor apartment on the property, but they are independent and do not use the garden or the swimming pool.
Access to the property via a small uphill gravel road. Caravans will not be able to drive down the final 300 metres of the road. Pets are permitted at the fee of 20 euros per animal per week. Bed/bath/kitchen linen not provided, can be rented on site.

Activities and Distances
The villa is in the hills between Pistoia and Lucca and both cities are a short drive away. Pistoia’s main attractions are the square with Palazzo Pretorio and the Duomo (Cathedral), where you will also find a market every two weeks. Families with children will love the zoo near the city and the Pinocchio Park at Collodi. Montecatini with its thermal waters and golf course is just a half hour drive away. We also suggest visiting the historical town of Lucca and walking around its Renaissance walls. For beach lovers, Versilia is less than an hour’s drive away.

    Très bon accueil . La villa est située à flanc de coteaux et nous offre une vue splendide. Du fait de son emplacement l' accès est délicat dans les trois cents derniers. (chemin étroit et un virage trop raide pour les minibus de taille plus grande) Nous avions deux minibus et nous sommes garés 100 mètres avant la villa.(14 adultes) Accès OK en voiture. L accueil en arrivant au rez de chaussée à la "Grand Ma kitchen" puis on monte quelques marches d'un large escalier pour accéder au logis. toutes les pièces sont spacieuses. Salles de bains (lavabo,douche et WC)sont à partager.(Pas de salle de bain dans les chambres) Les WC sont dans les salles de bains. Cuisine à disposition. La nuit c' est très calme. La Gare de Pescia est à environ 2 kms avec parking gratuit et déssert Florence. Un super marché est à 10mn (Esselunga) La vie est belle

    Great location and facilities, we loved the view and the pool! The property is up a very steep drive which makes walking anywhere with children or older members of a group challenging but otherwise we could not fault the location. The property is very large, we were a group of 18 ranging from 1 to 70 and all had enough space so we didn't feel on top of each other 24/7. Thanks again for a great stay.

    Lovely place to stay with large groups. More than enough privacy. The family is staying in a house attached to the villa, it didn't bother us. We stayed with a group of 12 but it could have easily accomodate 16 people. Only point of improvement would be to have a bit more cutlery and there were no wine glasses.

    This villa is very well maintained and nicely positioned on the hill. all necessary facilities and plenty of space for bigger groups of people. 15 of us stayed in there without using some extra house at the back. everyone enjoyed the stay. thanks

    Struttura immersa nel verde. Struttura piacevole e comoda in quanto si trova in una posizione strategica e ti permette di spostarti facilmente nei vari posti da vedere (Pescia, Montecatini Terme, Lucca) e in più è vicina al supermercato. Proprietario gentile e disponibile.

    We were a group of 9 people and the house was perfect for us. Good bedroom and very nice bathrooms. Daniella, the host, was super. Very quick to respond to any request or question we had. The fact that she lives in the same house goes completely unnoticed. The pool area was very nice and our granddaughter spent lots of time in the pool. The first day we arrived late at night and that was an interesting drive up the hill. No worries but smaller and sharper turns than your average road. The only thing we would recommend to be improved is in the kitchen where the oven needs to be replaced and the stove top has also seen it best days. But the overall impression is top notch.
