Outdoors and swimming pool
The entire property is immersed in the greenery of a large private park of approximately 10,000 sqmt, partly cultivated with lawn, characterized by low vegetation, flowers and various shrubs. The garden is completely fenced with an electric gate and a pedestrian gate. In a sunny and panoramic position, the villa has the equipment for relaxing and dining outdoors: a barbecue can be found inside the annex "1". A little lower than the house level, there is the completely fenced and rectangular swimming pool, measuring 12 x 5.5 with a depth of 1.40 metres, externally paved and equipped with sun loungers, external shower and a large gazebo with table and armchairs, the perfect solution to shelter from the sun and admire the countryside stretching in sight. All around the villa there are several furnished areas for relaxation, games for children and a ping pong table. The parking is located inside the property and has four covered spaces.
Interior
The villa is spread over two levels connected by an internal staircase. The modern furnishings and details, mostly in shades of white, infuse the environment in a relaxing and very elegant atmosphere. From the parking area you reach the main entrance which opens onto a spacious living room illuminated by large windows and furnished with two large sofas that occupy almost the entire room, satellite TV and wifi connection. On this level, there are also the dining room, the kitchen with a perfectly equipped pantry and direct outdoor access where guests will find the veranda with table for outdoor dining and a service bathroom (toilet and sink). The internal staircase leads to the first floor onto an hallway with a double sofa bed, a double bedroom with an extra single bed and a bathroom with tub/shower, a double bedroom with an extra single bed and a bathroom with shower, a bedroom with two beds with bathroom with shower. In the annex "1" next to the villa, we find a laundry room and a room with the stone-work barbecue. A few steps from the swimming pool is the annex "2", with a changing room and a bathroom with shower. The whole villa is equipped with air conditioning.
Location
The villa is located within a large private property, in a domitating position overlooking the Val di Chiana plain and enjoying a surprising view that extends across the countryside.

Services
The price includes the supply of bathroom, bed, kitchen linen and pool towels (changed weekly), internet connection, water, electricity, gas, baby bed and high chair. Upon request and to be paid for on the spot: domestic help, cooking courses, dinners, excursions and tastings.
Important information
Check in must take place between 4pm and 7pm. The swimming pool is open from the 1st of May to the 30th of October. Small pets are allowed on request and upon payment (80 euros per week).
Activities and distances
The location is excellent for those who like to alternate rest with excursions. The proximity to the motorway junction allows to easily reach the main locations in Tuscany. Countless cultural and food and wine itineraries can be found around the main centers of Tuscany (Siena, Arezzo and Florence) and Umbria (Assisi, Perugia and Lake Trasimeno). The renowned Chianti area is less than an hour's drive away.
