Outdoors and swimming pool
Nestled on a beautiful Umbrian hill, Villa il Mandorlo is located in a residential area. Around the house there is a beautiful garden on two levels of approximately 6,000 square meters, well-kept and enriched with flowers, olive trees and various fruit trees, such as a beautiful pomegranate. The garden is completely fenced with an electric gate and a metal mesh. In the section of the garden at the same level as the house, there is a large porch equipped for outdoor dining and with lake view, which is easily accessible from the kitchen and the dining room, an outdoor seating area, games for children such as a basketball hoop, table football and soccer doors. Just below the house level, currently being installed, is the semi-in-ground rectangular swimming pool, measuring 8x4 and with a depth of 1.40 metres, equipped with sun loungers, a large umbrella and an outdoor shower. All external areas are well maintained and cared for. The parking is located inside the property, which also has an underground garage.

Interior
The villa, built by the owners in 2011, is tastefully furnished with period pieces, valuable objects and modern finishes. All electrical and water systems are of recent installation. The ground floor opens onto a large living room with dining area and lounge with comfortable sofas, satellite TV, fireplace, a charming working organ, a small chess table: this entire area is characterized by splendid sliding French doors opening onto the external porch. Also on the ground floor there is a bathroom with shower, a well-equipped kitchen with oven and wood-burning grill. From the kitchen you can easily access the outside. A detail of the villa: from the entrance, on the right, a large mirrored door opens onto the basement, where guests will find the garage, but also a wood supply, a fitness room with treadmill, exercise bike and rowing machine, a bathroom with shower.
From the living room, via an internal staircase embellished with a wrought iron railing, you access the first floor with three double bedrooms, all with a balcony overlooking the lake and air conditioning, as well as two bathrooms, one with shower and one with tub-shower cubicle and balcony.
The same staircase reaches up to a fascinating tower terrace with lake view, where guests can sunbathe on two comfortable loungers.

Location
Villa il Mandorlo is located in Passignano sul Trasimeno, one of the main villages on the northern shores of Lake Trasimeno, the largest lake in central Italy. From here you can enjoy a beautiful view of Lake Trasimeno. Excellent tranquility and privacy, particularly suitable for all those who love a holiday of relaxation, nature and sport.

Services
The price includes the supply of bathroom, bed and kitchen linen (changed weekly), internet connection, consumption of water, electricity (but not air conditioning), gas (but not heating), high chair and baby bed. Upon request and to be paid on the spot, domestic help and possibility of a chef for the months of July, August and September.

Important information
The swimming pool is open from the 1st of May to the 30th of September.

Activities and Distances
We are in Passignano sul Trasimeno which stands on a small promontory on the northern shore of the Trasimeno lake, surrounded by green hills; its position makes it an almost obligatory passage between Umbria and Tuscany. Born as a fishing village, the village provides a combination of nature, art and folklore thanks to a thousand-year-old artistic and architectural heritage. The medieval fortress has a 360 degree panoramic view of the lake and the surrounding hills. The lakeside of Passignano offers numerous activities to spend your free time, while the surrounding hills invite trekking lovers to admire Trasimeno in all its beauty. The various ferries allow to visit the islands of the lake and its treasures. In Passignano it is also possible to get to know wines from the Colli del Trasimeno Wine Route through a free tasting and by participating to the Trasimeno Wine Tour cellar visits.
Nearby it is interesting to visit Castiglione del Lago, one of the most beautiful villages in Italy, Tuoro sul Trasimeno, Umbertide, Lisciano Niccone.
