Outdoors and Pool
The villa is surrounded by a large, fully fenced, and very well-kept garden of approximately 3,000 square meters. The pool area is accessed by descending 20 steps. The figure-eight-shaped pool, measuring 12x8 meters and 1.40 meters deep, features a solarium area surrounded by olive trees with two gazebos, sun loungers and deck chairs, an outdoor shower, and ping pong table. Here, immersed in nature and in complete privacy, you can enjoy a stunning view of the Pistoia hills all the way to Florence. To the side of the villa is a large porch, adorned with white awnings and furnished with a table and chairs for the entire group, a portable barbecue, and elegant wooden loungers. Furthermore, at the front, the beautiful panoramic terrace offers outdoor seating for enjoying a delicious aperitif at sunset. All outdoor areas are well-maintained and well-kept. A manual gate leads to the property, where private parking is available.

Interior
Villa Desiderio (approximately 600 sq m), dating back to 1684, has been renovated preserving its rustic Tuscan charm while also enhancing it with modern finishes and sophisticated, custom furnishings. Spread over two floors, it is equipped with air conditioning in all first-floor bedrooms, except for the single bedroom, which has a portable fan. Mosquito nets are provided in the dining room, kitchen, and ground-floor bathroom, ensuring maximum comfort for its guests. The ground floor opens onto a large dining room that can accommodate the entire group, and an open-plan living room, elegantly furnished with sofas, satellite TV, and a fireplace. Both rooms have direct access to the porch, furnished for al fresco dining. Connected to the dining room is a beautiful eat-in kitchen (equipped with an electric oven, four-burner stove, microwave, refrigerator with freezer, and dishwasher) with access to the outdoor porch. From here, you enter a double bedroom with a TV, decorative fireplace, and a private bathroom with shower. A hidden entrance leads to the laundry room equipped with a washing machine, sink, ironing board, and iron. From the dining room, an internal staircase (17 steps) leads to the first floor, which features two double bedrooms with private bathrooms with shower and bathtub. Four steps up lead to a double bedroom and a single bedroom with a shared bathroom with shower.

Location
Villa Desiderio is located 250 meters above sea level in the Tuscan countryside, among the rolling hills, in the quiet of an ancient private olive grove. The owners of Villa Desiderio produce an organic extra virgin olive oil, which you can taste if you wish. The villa is the ideal place for relaxing walks, surrounded by history, art, nature, and breathtaking views: from the large garden, you can admire a breathtaking view all the way to Florence, creating an atmosphere of absolute tranquility and privacy. Suitable for anyone who loves a holiday dedicated to relaxation, nature, and sports.

Amenities
The villa is equipped with Wi-Fi internet connection, air conditioning in the first-floor bedrooms (except the single bedroom), three portable fans, LPG heating, complimentary toiletries in the bathrooms, mosquito nets in the kitchen, dining room, and ground-floor bathroom, a baby cot, and a high chair.

The price includes bath, bed, kitchen linens and pool towels (changed weekly), water, gas (but not heating), electricity, air conditioning, Wi-Fi, a high chair, and a baby bed. Upon request, are available buffet breakfasts, brunches, "giro pizza" dinner, wine tastings with a professional sommelier, cooking classes, yoga classes with massages, private chef, airport and train station shuttle service, and wedding planning.

Important Information
The pool is open from April 15 to September 30. One small size pet is allowed for a fee of €50 per reservation. The owners' house is located behind the villa, with a private entrance and in a secluded location. Access to the villa is via a 1.4 km uphill road. The last 450 meters are private and unpaved, typical of protected Tuscan landscape areas.

Activities and Distances
The name "Desiderio" derives from the small stream that still flows through the estate today and which, according to tradition, takes its name from King Desiderius, a Lombard king who chose this place as a refuge and refreshment point. The villa is located a few kilometers from the center of Pistoia, a medieval city renowned for its historical and artistic heritage (ancient palaces, medieval squares, narrow cobbled streets, and magnificent piazzas), but also as an important European nursery garden. A guided tour of Pistoia Sotterranea is a must, and for the little ones, a visit to the Pistoia Zoo and the Pinocchio Park in nearby Collodi is a must. Villa Desiderio's geographical location makes it easy to reach the main Tuscan cities rich in art and culture.
