The villa also features a large living room with dining area on the ground floor, as well as a beautiful industrial kitchen, a billiard room, a table for 6 people and small living room. Wi-fi internet connection, baby bed, high chair, safe in each apartment, mosquito nets on every window, parking within the property.

Outdoors and swimming pool
Around the house there is a lovely garden of approximately 3000 sq.mt, enriched with flowers and various plants, including a beautiful pomegranate tree. The garden is completely fenced with metal mesh and electric gate. In the garden's section which is at the villa's level, there is a large gazebo equipped for outdoor dining, which can be easily accessed from the kitchen and dining room. Near the gazebo is the rectangular in-ground swimming pool measuring 12x6 with a depth of 1.40 metres. The pool has an hydromassage area and is equipped with sun loungers and outdoor shower, as well as a portable barbecue and table tennis. Parking is located within the property.

Interior
The villa is furnished in a rustic Umbrian style and provided with every comfort. On the ground floor there is a large living room with satellite TV and dining area capable of accomodating 12 people, an industrial kitchen. Also on the ground floor there are 3 apartments, each consisting of living room with satellite TV, dining area and kitchenette (without dishwasher), 2 double bedrooms each with ensuite private bathroom with shower, 1 double bedroom (it is possible to divide the beds) with 2 bathrooms with shower, one of which is suitable for the disabled guests. On the first floor we find 3 apartments, each consisting of living room with satellite TV, dining area and kitchenette (no dishwasher), 2 double bedrooms each with a private bathroom with shower, 1 double bedroom, 1 bathroom with shower and 1 single bedroom (suitable for children). From the large living room on the ground floor, going down a staircase, guests will find a billiard room, a table for 6 people and a small living room. The laundry room is located near the apartments (washing machine, iron and ironing board).

Location
Villa delle Rose is located in the center of Magione, one of the main villages on the northern shores of Lake Trasimeno, the largest lake in central Italy, with its equipped beaches.

The villa is equipped with wifi internet connection, satellite TV, baby bed, high chair, air conditioning throughout the house, safe in each apartment, mosquito nets on the windows, hairdryer and courtesy set in all the bathrooms.

Services
The price includes the supply of bathroom, bed and kitchen linen (changed weekly), internet connection, consumption of water, gas (but not heating), high chair and baby bed. Upon request: domestic help, chef and cooking courses.

Important information
The swimming pool is open from the 1st of May to the 30th of September. The regional railway is located at 100 meters from the property (4 regional trains per day).

Activities and Distances
We are in Magione sul Trasimeno, which stands on a small promontory on the northern shore of the homonymous lake, surrounded by green hills; its position makes it an almost obligatory passage between Umbria and Tuscany. Born as a fishing village, it is nowadays a combination of nature, art and folklore, offering a thousand-year-old artistic and architectural heritage. The lakeside of Magione offers numerous free-time activities, while the surrounding hills invite to trekking routes to admire Trasimeno in all its beauty. Various ferries allow to visit the lake's islands and its treasures. In Magione it is also possible to know wines from the Colli del Trasimeno Wine Route, thanks to free tastings and by participating in the Trasimeno Wine-Tour's cellar visits.
Nearby it is interesting to visit Castiglione del Lago, one of the most beautiful villages in Italy, as well as Tuoro sul Trasimeno, Passignano sul Trasimeno, Umbertide, Lisciano Niccone.
