The property is situated on a hillside, surrounded by olive groves and woodlands. The outdoor area surrounding the house and pool is well-maintained, featuring plants, flowers, and a natural lawn. The rectangular swimming pool is situated in a commanding, sunny position with a stunning view of Lake Bolsena; it measures 7.60 x 3.80 meters with a depth of 1.40 meters. The pool area is paved and equipped with sun loungers, a parasol, and an outdoor shower. A loggia, furnished with a table, chairs, and a portable barbecue, is set up for al fresco dining right in front of the villa's living area. The garden is fully fenced, and parking is available within the property.

Interior
Built in 1985, the villa is simply yet fully furnished. The house is laid out over two levels. The ground floor features a spacious living room with satellite TV, a dining area, and a kitchenette with direct access to the garden; there is also one double bedroom, one twin bedroom with direct access to the outdoor loggia (set up for al fresco dining), and a bathroom with a shower. The first floor is accessed via an external staircase; here, there is a small living room with a kitchenette (including a washing machine), two double bedrooms, one twin bedroom, and two bathrooms with showers. All bedrooms are equipped with mosquito nets.

"La Terrazza sul Lago" enjoys a quiet, scenic hillside location with a beautiful view of Lake Bolsena, situated a short distance from towns such as Bagnoregio, Montefiascone, and Bolsena.

The price includes: bed linen, towels, kitchen linens, and pool towels (changed weekly); internet access; and water, electricity, and gas consumption (excluding heating, which is charged based on usage). A baby cot and high chair are also provided. Additional linen changes, housekeeping services, and private dinners are available upon request.

Important Information
The swimming pool is open from May 1st to October 15th. One side of the house shares a wall with another small detached villa.

La Terrazza sul Lago is an excellent starting point for visiting the main towns in southern Tuscany, on the border between the Val d’Orcia and the Lazio region: the medieval towns of Montalcino and Pienza; Mount Amiata and its villages, such as Castel del Piano or Arcidosso; the thermal baths of Bagno Vignoni and Saturnia; or the Maremma area, with its Etruscan towns and coastal beaches.
