Exteriors and swimming pool
La Fontaccia, surrounded by greenery, enjoys an extraordinary panorama of the surrounding countryside and a large garden of approximately 1 hectare in a landscape made up of a mosaic of olive groves, cypresses, meadows and plowed fields. In the portion of the garden below the structure, we find the rectangular above-ground swimming pool measuring 10x5 with a depth of 1.40 meters and, all around it, the wooden solarium area, equipped with umbrellas and sunbeds. Near the latter there is a brick barbecue, as well as two gazebos and a sail tent equipped for alfresco dining. Furthermore, guests can take walks within the entire property (approximately 30 hectares) where there is also an artificial lake. All outdoor areas are well maintained and cared for. An entrance that is always open leads to the inside of the property with private parking.

Interior
La Fontaccia 13 (approximately 280 m2) has been recently renovated preserving details of Tuscan architecture such as stone walls and wooden beams. The farmhouse is equipped with mosquito nets, air conditioning in the bedrooms and independent entrances to offer maximum comfort and autonomy to its guests. The complex, attached on one side to the main house where the owners live, consists of three apartments.

On the ground floor, with three external access steps, we find the "La Cantina" apartment, characterized by ancient stone flooring, with a living room with decorative fireplace and TV, kitchenette (marble sink, oven, 4-burner hob, small fridge), a double bedroom, a bathroom with shower.

From here, via an external staircase (16 steps), we access the largest apartment, in rustic style, which develops entirely on the first floor consisting of a spacious dining room, living room with decorative fireplace and TV, kitchen (electric oven, 4 burner hob, fridge with freezer, dishwasher), three double bedrooms( one of them with an extra bed), two private bathrooms with shower and a bathroom with shower and two sinks.

Detached from these, in the old barn, we find the "Il Giardino" apartment which opens on the ground floor onto a living room with TV, kitchenette (electric oven, 4 burner hob, fridge with freezer, dishwasher), a double bedroom, a bathroom with shower. From here, via three downhill steps, we access the private garden with awning, equipped with table, chairs and deckchairs. Going up a flight of wooden stairs we arrive at the first floor with a double bedroom.
In a separate room we find a laundry with three washing machines, iron and ironing board.

Position
La Fontaccia is located at the foot of a small and characteristic village from the year 1000, among the hills, in the heart of the Maremma. From here you can enjoy a beautiful panorama, an ideal place for relaxing walks to reconnect with nature. Excellent tranquility and privacy. Important Information
The swimming pool is open from 01/05 to 30/09. For larger groups it is possible to book Fontaccia 23 and for smaller groups Fontaccia 10, located on the same property at a distance of 20 metres. In the central body of the structure, with an independent entrance, there is the owners' home. Car necessary. Access to the property via 250 meters of unpaved road.

Services
The price includes the supply of bathroom, bed and kitchen linen, pool towels (changed weekly), consumption of water, gas (but not heating), electricity (but not air conditioning or heat pumps), wi-fi internet connection, high chair and baby bed. Upon request, possibility of domestic help, cooking courses, chef and weddings.

La Fontaccia is located in Montiano, a Magliano hamlet, in the province of Grosseto, a short distance from the sea and the beautiful tourist resorts of Talamone and Argentario. Montiano, made up of a few houses surrounded by greenery, is a village where silence reigns and, due to its strategic position on a hill between Grosseto, Magliano, Scansano and Talamone, it can aspire to the title of "terrace of the Maremma".
