The accommodation provides internet connection, air conditioning throughout the house, mosquito nets on all windows. All bedrooms have a TV, mini-refrigerator and safe. The laundry room is located in an external room (30 meters from the villa) and it is equipped with a washing machine, dryer, sink, iron and ironing board.

Outdoors and swimming pool
The property is located in a hilly position with splendid views of the countryside and the woods surrounding the property. The outdoor area is characterized by a huge, completely fenced and very well-kept garden of 50,000 sq.mt. made up of lawns, cypresses, olive trees and plants of all kinds that will immerse you in the nature of the valley. The swimming pool, fenced and illuminated, is very panoramic, rectangular in shape, measuring 15x6 with a depth of 1.55 meters and is located right in front of the house. Furthermore, guests can take advantage of a beautiful equipped loggia, 2 stone-work barbecues, an outdoor sink, comfortable sun loungers and umbrellas, a table tennis. The sun loungers placed by the pool, the outdoor shower and the fantastic outdoor hydromassage tub will offer unique comfort for the entire duration of the holiday. The large covered loggia is ideal for lunches and dinners in case of bad weather, ensuring a peaceful continuation of your holiday. Parking within the property.

Interior
The villa (520 sq.mt.), elegantly restored whilst maintaining the rustic Tuscan style, is on 2 levels and is equipped with every modern comfort. On the ground floor, the main entrance opens on the right onto the living room with TV and direct outdoor access, while on the left, there is access to a spacious dining area with 2 sofas, TV and direct outdoor access, a large and beautiful well-equipped kitchen, 3 double bedrooms each with private bathroom with shower (one of which has direct outdoor access). The ground floor is completed by a second kitchen and a beautiful glazed veranda that can be used as a dining room with direct outdoor access. Two staircases lead to the first floor, onle leading in one wing with 3 double bedrooms, each with private bathroom with shower, the second leading to the other wing of the villa, with 3 double bedrooms each with private bathroom with shower. In the Annex (120 sq.mt.): living room with TV, kitchen corner and dining area with direct outdoor access, 3 double bedrooms each with private bathroom with shower. All bedrooms are equipped with a TV, small refrigerator and safe. The entire property is provided with air conditioning and mosquito nets.

The property is located on a hill, just 8 km from Monte San Savino, boasting total privacy and beautiful panoramic views of the countryside and the woods surrounding the premises.

The property is equipped with central heating, air conditioning throughout the house, wi fi internet connection, courtesy set and hairdryer in all the bathrooms, TV, safe and small fridge in all the bedrooms, mosquito nets on all windows, 5 baby beds, 5 high chairs , table tennis and parking on the property.

Services
The price includes: the supply of bathroom, bed and kitchen linen (changed weekly), consumption of water, electricity (but not air conditioning) and gas (but not heating), internet connection. Possibility of dinners and domestic help upon request.

Important information
The swimming pool is open from the 1st of May until the 30th of September. In case of blackout, an electric generator is available in the property. The property can be reached via 1.5 km of dirt road, not suitable for sports cars.

Activities and Distances
The property is located in a great starting point for excursions to discover gastronomy and typical products, as well as the numerous small villages and monasteries of the Casentino (such as La Verna and Camaldoli), and the entire Valdarno area. The strategic position allows to easily reach the cities of Arezzo, Florence and Siena in about an hour's drive.
8 km Monte San Savino (all kinds of shops), 32 km Arezzo, 56 km Siena, 102 km Florence.
