Outdoor Areas and Swimming Pool
The house is sourrounded by a a spacious, well-maintained and fully fenced garden of approximately 700 square meters, accessible from the kitchen or via an iron pedestrian gate. The atmosphere reminds a "secret garden," featuring a gazebo furnished with a large table and wooden benches—perfect for the entire group—as well as a square-shaped outdoor hot tub (ideal for six people), a panoramic terrace with a table and chairs for the whole group and a built-in barbecue. Near the main entrance, there is a table for four people, and opposite this, an external staircase of 28 steps leads down to a bean-shaped, in-ground swimming pool, measuring 12.5 x 7.5 meters, with a depth ranging from 1.20 to 1.80 meters. The surrounding solarium area is furnished with sun loungers and includes an outdoor shower with a disinfectant foot bath. There are also two gazebos, one of which is set up as an outdoor lounge area—an ideal spot to relax, surrounded by a lush garden of approximately 600 square meters, filled with trees and shrubs. On the side of the farmhouse, near the part occupied by the owners, there is a playground surrounded by majestic pine trees, where children can play freely, enjoying a slide, a swing, a trampoline, and a small wooden playhouse. The property also includes approximately 6 hectares of land, featuring olive groves, vineyards, and arable fields. All outdoor areas are well-maintained and well kept. A small road lined with olive trees leads into the property, where the private parking is.

Interiors
This portion of the farmhouse (approximately 240 sqm), built entirely of stone, has been renovated to preserve its authentic, rustic Tuscan charm while incorporating modern finishes. It spreads over two floors and it is equipped with air conditioning and window screens throughout the house, ensuring maximum comfort for guests. From the main entrance—which can be reached via four external steps, followed by four internal ones—you arrive at the ground floor. This level features an open living area with sofas, satellite TV and a decorative fireplace, which flows into a dining room, equipped with satellite TV and a functional fireplace. There is also a well-appointed eat-in kitchen with direct access (down two steps) to a private garden, a double bedroom (which can be converted into a twin room), and a large bathroom with a shower and washing machine. An internal staircase (10 steps) leads from the main entrance to the first floor, which houses two king-size double bedrooms (which can be converted into twin rooms), a triple bedroom (with two beds that can be joined to form a king-size bed), and a bathroom with a shower.

It is an ideal setting for relaxing walks, surrounded by nature in an atmosphere of complete tranquility and privacy. It is perfectly suited for those seeking a holiday defined by relaxation, nature, and outdoor activities.

The price includes the supply of bed, bath, and kitchen linens, as well as pool towels (with a weekly change); consumption of water, gas, and electricity, air conditioning, heating, Wi-Fi internet access, a high chair and baby cot. Housekeeping, babysitting, private chef, and cooking classes are available upon request.

Important Information
The swimming pool is open from April 1st to October 30th. The farmhouse also contains four additional, independent units where the owners live. Access to the farmhouse via a 240-meter unpaved road lined with olive trees.
