Outdoors and swimming pool
Nestled on a beautiful Tuscan hill, Villa la Fornace is immersed in the green countryside enjoying a beautiful view of the surrounding hills. The outdoor space spreads over an area of 10,000 sq. mt of lawn garden, completely fenced with natural hedges and wire mesh, enriched by plants, flowers, bushes and trees. In the garden, just below the house, is located the bean-shaped swimming pool measuring 10x4 and with a depth of 1.20 to 2.20 metres, externally paved and surrounded by a solarium area equipped with sun loungers, outdoor shower with hot water and umbrellas. On a side of the house, guests can take advantage of a wooden gazebo equipped with tables and chairs for outdoor dining and a portable barbecue, while on the other side there is a wood-burning oven. Nearby, the garden is enriched by a panoramic stone terrace with a large wrought iron and stone table, from where you can admire the view of the surrounding countryside. All around the house, within the 2 hectares of the property's land, it is possible to take beautiful strolls among the olive trees and even reach a lovely lake (4,000 sq. mt. of surface), rich in fish. All outdoor areas are well maintained and cared for. Through a gate with manual opening you enter the property where the parking is located.

Interior
The villa, built in the 17th century to serve as a "furnace village" used for the construction of bricks, has been restored and transformed into a beautiful Tuscan farmhouse entirely made of stone. The result is a perfect balance between comfort and the ancient Tuscan farmhouses charm that made the region famous. The property is characterized by rustic furnishings typical of the area, creating a welcoming and relaxing atmosphere, well-finished down to the smallest detail to offer guests every comfort. All electrical and water systems were installed recently. The villa of approximately 300 sq.mt. is composed on the ground floor of a very well-equipped kitchen, a large living room with wooden table and direct outdoor access which is connected, through a wide stone and brick arch, to a lounge room with sofas, satellite TV and a working fireplace. Adjacent to this lounge, in the passage area, we find a service bathroom (toilet, sink, washing machine and dryer) and two comfortable sofas overlooking a billiard room with direct outdoor access; from here, through a blackout curtain, you enter a double room that once used to host the old furnace's oven, entirely built in stone and bricks with a suggestive skylight on the ceiling. On the first floor there are two double bedrooms with direct outdoor access (one overlooking the skylight of the ground floor room and one with access to the wood burning oven area), one of which has a private bathroom with shower, a double bedroom with a king size bed (220 x 220 cm), a bathroom with shower and double sink, a very large master double bedroom with king size bed (220 x 220 cm), comfortable walk-in closet and private bathroom with spacious tub-shower cubicle.

Villa la Fornace, set within the beautiful private park, is located in a fabulous position, secluded but not isolated, in the municipality of Campagnatico, a province of Grosseto. The price includes the supply of bathroom, bed and kitchen linen, pool towels (changed weekly), electricity, gas and water consumption, internet connection, high chair and baby bed. Upon request, it is possible to organize domestic help, babysitting service, private chef and cooking courses.

Important information
The swimming pool is open from the 1st of May to the 30th of September.

Villa la Fornace, well-adjusted in a context of total privacy and tranquility, is located in Campagnatico, not far from Grosseto. The Maremma area is home to famous seaside resorts such as Marina di Grosseto, Castiglione della Pescaia, Punta Ala and Argentario, each offering some of the most beautiful beaches in Italy, as well as well-known coves such as Cala Grande, Cala Piccola and Cala Galera. 41 km away is the Maremma Regional Park, a protected natural area hosting some of the most beautiful and intact coastal areas of the Maremma. In the surroundings of the villa there are several medieval villages, where even today you can admire the remains of the walls, the towers, the gates and from which you can enjoy an extraordinary view dominating the entire plain. Also important are the Etruscan settlements in this area of Tuscany, in Sovana, Pitigliano and Roselle.
